KDL progresses planning for latest Ipswich corridor project

16 January 2026

KDL Property Group is progressing plans for a significant new residential community at Bayliss Road, South Ripley, that would deliver circa 350 lots in one of Queensland’s fastest-growing regions.

Located within the Ripley Valley Priority Development Area (PDA), and adjacent to existing residential development, this would be KDL’s first project in the Ipswich LGA since an early subdivision at Flinders Rise.

KDL Founder and Managing Director Kent Leicester said the new community would reflect KDL’s commitment to delivering well-planned neighbourhoods in high-growth corridors.

“Ripley is one of the most important growth fronts in Queensland, and this project allows us to contribute to the supply of high-quality, attainable housing at a time when it’s needed most,” he said.

“By offering several alternative home types, strong connections to established amenities, and plenty of open green space, this estate would be suitable for residents in many different stages of life.”

The site is positioned just minutes from schools, shopping, health services and the Providence Town Centre, ensuring future residents would be well connected to everyday essentials. Proximity to the Centenary Motorway also provides convenient access to Springfield, Ipswich and Brisbane.

Mr Leicester said KDL’s planning approach prioritised liveability and long-term community value.

“Our goal is always to deliver communities that give Queenslanders the opportunity to live in affordable, well designed and accessible locations with the promise of a bright future.

“As a rapidly evolving region, South Ripley matches this goal and we’re excited to play a role in shaping its next chapter,” he said.

The South Ripley site is KDL’s second recent acquisition in the Ipswich corridor with a new project at Berry Street Yamanto also currently in the planning process.

South Ripley’s transformation began in the early 2000s when the Queensland Government identified Ripley Valley as a major future growth corridor, later declaring it a PDA to support accelerated housing supply.
