Dual-key homes provide a smart solution to increasing housing supply

As Queensland continues to deal with a housing undersupply, one housing model utilised by KDL Property Group and its building division Ryse Construction has quietly gained momentum – the dual-key home.

Designed as two self-contained living spaces under one roof, dual-key homes are a practical response to a range of challenges, including affordability, rental supply and changing household structures.

For KDL Property Group, and its construction arm Ryse Construction, dual-key homes are not a new concept, but important part of the delivery mix across its growing pipeline.

Ryse Construction Building Manager Luke Pearce said the model offered a level of flexibility that traditional housing could not.

“Dual-key homes are designed to give people options,” he said.

“You’ve effectively got two separate living spaces, each with their own entry and amenities, which opens up a range of different uses depending on the needs of the resident.”

By increasing the number of dwellings delivered on a single lot, dual-key homes provide a way to accommodate more residents without requiring additional land – a key consideration as growth continues across Southeast Queensland.

“With land becoming more constrained, we need to think differently about how we deliver housing,” Luke said.

“Dual-key homes are a practical way to increase density in a form that still feels like a house, alongside other solutions such as townhouse projects.”

Importantly, the success of dual-key homes relies on careful design and construction.

Ryse Construction has developed a range of dual-key configurations that prioritise acoustic separation, privacy and functional layouts, ensuring each dwelling feels independent rather than compromised.

“From a construction perspective, it’s about getting the balance right,” Luke said.

“You need to make sure each space works on its own, while still being efficient to build and deliver at scale.”

As KDL continues to expand its communities, dual-key homes are expected to play an ongoing role in meeting demand from a diverse and growing population.

They are not be the only solution to the housing challenge, but they represent a practical and scalable step in the right direction.
