KDL Property Group has secured a major foothold in the emerging city of Waraba with multiple projects planned in the rapidly developing Moreton Bay growth corridor.
The acquisitions in Bellmere position KDL as an early participant in one of Southeast Queensland’s most significant long-term urban development areas, with the group assembling sites within the Waraba Priority Development Area (PDA).
Formerly known as Caboolture West, Waraba is being planned as a major new city designed to accommodate more than 70,000 residents over coming decades. It will ultimately deliver a full range of housing options alongside schools, parks, retail centres, employment land and community infrastructure.
KDL Managing Director Kent Leicester said the group had been closely following the evolution of the Waraba masterplan and saw strong long-term potential in the region.
“We are looking at various options for our first sites in Waraba, including traditional house and land offerings and medium density development,” he said.
“Waraba represents one of the most significant new urban growth areas in Southeast Queensland and it will play a major role in meeting the region’s future housing needs.”

KDL already has a strong development legacy across the Moreton Bay growth corridor. The group has successfully delivered the Avaline and Dakota communities at Burpengary East, while work continues on its Regent Quarter project at Joyner.
Kent said expanding into Waraba was a natural progression of the group’s long-term focus on the Moreton Bay corridor.
“We’ve seen first-hand the strength of this region through our projects at Burpengary East and Joyner, and Waraba represents the next chapter in that growth story,” he said.

The Waraba development area is being delivered through a PDA framework established by the Queensland Government to help accelerate the delivery of new housing and essential infrastructure.
